@Michael Salin, that's pretty good cash-flow on those properties (depending on the capital invested). Is it NNN?

If you are looking for passive income, I would look into a syndication of 150+ units.

If you are looking to do a 1031 exchange, discuss that with the syndicator unfront as most will not be eligible.

@Brooke Taylor, talk to a local bank that does portfolio lending.

They may even offer a commercial LOC, which you can may off fast and increase IRR.

@Denny Mathews, where is the property located?

In my market I would be very careful with rental properties over $250K to make sure they cash well and provide a good return. 

The sweet spot in my market for SFR rentals are in the $75k - $125k range and rent for $1200-$1400/mo , $250K properties rent for around $2200-$2400/mo

$1500/mo for a $450K property seems like a very low return unless you are expecting massive appreciation of value

That is correct. Since you said you don't like how some property mgt websites posted to other listing sites like Trulia, this is an alternative option for posting.

For a handful of properties (even a couple dozen), you can easily post them manually via Zillow Rentals (formerly Trulia) or hire a VA to do it.

@Osazee Edebiri, if you are looking for a way to compare different investment vehicles, I have a blog post I am writing and can share a draft with you if you PM me.

If you want to invest in multi-family, scale and want to be hands-on, then I would say get involved in syndications as a sponsor or co-sponsor.
