Thanks you for the heads up on the closing documents. We are closing next week so we're good. I come upon BP through stitcher radio and was hooked. So yes I listen to as many podcasts as possible in my car and when I am working out.

 Shalom Corrina. Welcome to BP!!! 

Education is the first thing you should accumulate in this field. Second is relationships and third is experience. Here you get all three. Money is important in Real Estate but not in the conventional way. Although you do need cash (for down payments, closing costs, holding costs, etc.) this unique field allows for pretty creative ways to come up with those funds and here you will find plenty of people that are willing and able to help you with that.

Another thing to work on is credit. Although there are ways to get properties with bad or no credit, it's been my personal experience, that it pays to wait and get your financial house is order before you start investing. Good to excellent credit opens up a whole world of cheaper and better financing.

On your comment about your past (and I have a pretty dark one myself), there are no legal restrictions on Real Estate investing that I know of on anyone with legal issues in their past. Maybe some private money partners might have an issue but your regular run-of-the-mill lending institutions will only concern themselves with your ability to pay back that loan and the risk they take in lending you that money. 

All that being said though, when it comes to being an agent, in PA state (where I live) even though there is no serious issue with a convicted felon becoming an agent, it is solely at the discretion of the State Real Estate Comission whether or not they grant you your license. Again this only applies to felonies and the state of PA. Misdemeanors have no problem here. Other states maybe more lax though.

All in all this field is great for anyone that needs a second chance!!!

Shalom to all on the site!!!

Just wanted to introduce myself to all current and future Real Estate pro investors.

I've always been intrigued by the subject of Real Estate and the incredible posibilities it has. So even though I've been on the site for a while and read a LOT on the subject for a couple of years, I just recently took action and I am about to close on two rentals later this month.

I'm looking for investors of all type but specifically people that are active and willing to teach in the following: Buy and hold, flipping, mobile homes.

Hey @Emmanuel Krangar. I am investing in Allentown and live on the southside. I love it here!!!!

Try to listen to ad many podcasts as you can and connect with people on the site. That's the best advice I can give you.

I'm a former tenant up here in the Northeast and almost every landlord here either does bank deposits or cash that they pesonally pick up. As a new landlord I'm setting it up as direct deposit only. My bank isn't going to like it when I tell them "I can't pay you 'cause my tenant said he put the cash in the mail....."
