IMHO, paying on time, everytime and respecting them and their work. Where I invest, people (moatly homeowners) love to get work done the right way but dont want to pay on time or the amount the project is worth.

Shalom to all.

I did a quarterly inspection to one of my properties yesterday and while I was there, the tenant informed me that the third person on the lease for said property (3 people used to live there but one moved out without taking there name off the lease) comes and goes as she pleases and threatens to call the cops (can legally do so) if not allowed access to the property even though she doesn't live there anymore.

I've dealt with similar situations before by having them sign a lease termination form, since the remaining tenants can more than cover the rent. The problem in this particular scenario is that the tenant in question has personal problems with the other two tenants, is not on speaking terms with them and now refuses to sign any release.

Sorry for the long wording but I really nees to nip this in the bud before it gets any worse.

Any tips guys?

My name is RJ Peralta and I've been investing in the ABE area of northeastern PA for over a year and need to expand.

I'm looking to create a team with systems in place to grow this as fast as possible. I need wholesalers, lenders, contractors, etc, that have the biggerpockets community's mindset and that are interested in dealing with a rookie in this emerging market.

I still think it's a good idea to offer wi fi as long as I include some sort of clause in the lease stating that my company is not responsible for any criminal activity that is done with it. Or I could just stop offering it.

 I agree. You can't compare habitable to uninhabitable. Allentown is going through a great period I think. Jobs and people from other states are steadily pouring in. I also think about gettinf tenants for the long run.

But Wifi, it's an expense that you can claim against tax and advertise to rent the property quicker. But that one is up to you

 I hadn't thought about the write off part. Thanks. Wi fi is getting to be cheaper and cheaper (if you can do it yourself the right way you won't have any issues) and IMHO an amenity you can use to keep raising rents steadily with hardly any complaints from tenants.

I've acquired a short sale recently and if you think it's gonna take a couple of "weeks" you better start working on other projects in the meantime. Banks are notoriously slow when it comes to moving property since they are just cutting losses. They're focused on making money, so they could drag on for months and you better pray they don't sell that debt to another bank because then the process starts all over again. Been there and done that. 

All that being said though, short sales are a great way to accumulate wealth in Real Estate but you must be very patient in doing so.
