I am a Realtor and an investor. I am located in Florida but I have a partnership with another investor in Ohio. 

1. I just help him buy and then when it's done I list- I just get commissions. 

2. If I run the whole transaction from start to finish, we split the profits. The commission stays no matter what. It's a cost of doing business. 

Flat fee listings are great if your in a hot sellers market. When things cool down and rates go up. Bad agents and flat fee listings go bye bye.

You need a strong agent that has relationships with the REO listing brokers in your area. The ones in my area stretch the truth constantly, withhold offers, break deadlines. I have worked with them enough to know all there tricks. The one thing I cant express enough is get everything in writing. I don't make verbal offers or verbal counters. If the deal is not written it does not exist and then they can spin it however they want. Now when they see my contracts come over I get a prompt response and we don't play games.

I am an agent/investor who loves to deal with other investors. I do it on my own terms though. I run my team like a business as that's what it is. If I get a call from an investor they have to come into my office and meet with me before we go out and see any properties. I am not a fan of wasting time and most serious investors are not either. 

One of my best clients is an investor and I know he uses multiple agents some of which I have referred him to. I am not an expert in all areas and I understand that so if he finds a deal thats out of my area I will refer him to someone that knows that area well.

If you look the agent up on zillow you can see past sales. You have to take these with a grain of salt though, some MLS are agent input and you may not get credit for all your recent transactions.

Well im currently in the process of moving from NorthPort up to Sarasota and there are a few around Sarasota/Tampa region. Im new to this area as I just recently moved down here from Cleveland.

I recently found 2 REIA groups near me that meet up on a weekly/monthly basis (Tampa, Sarasota). Both groups websites talk about membership fees, is this required to attend meetings? Is this pretty standard?

@John Thedford Thanks I think this closest REIA I found was the Sarasota/Venice once. I wouldn't mind the drive to Tampa though. I'm new to the area so I have been driving up and down the coast just getting familiar with the different cities. Its only a 40 minute drive for me so Ill be sure to say Hi when I come down.
