Hello fellow Bigger Pockets members, I need a little help in the right direction. Right now I currently work a full time job where I have a whole lot of flexibility but not quite ready for the leap into real estate full time, at the same time I have a side carpet cleaning business that I am using to build up some funds for my wholesailing business, I want to use my wholesailing business to give me some experience in real estate investing, would it be the smartest idea to have my part time carpet cleaning business while trying to start my wholesailing business. Any advice would be great, just want to make sure I don't have to much on my plate.

Oleg, the best advice I was ever given was to get a second job or second stream of income, save that money specifically for investing purposes. Make sure you have the cash reserves, that is a mistake that I have heard most newbies make is not having enough reserves for the Just In Case stuff happens fund. And like Mike said above check out wholesailing lease options its a great no money down strategy, it takes time but you will over time build your downpayment and reserve funds with that strategy.

Thank you all for the great ideas, right now its just been a struggle with getting my marketing off the ground for my wholesailing business, money going out for marketing but none coming back in, so that was the main reason I asked about it, I have started doing some video blogs on youtube which I need to do more of and facebook and twitter will be going up today and also using Bigger Pockets of course, thanks for the very good suggestions from everyone, I will follow up in a couple weeks with some results.

Chris I totally feel your frustration, I have been at it about one year myself and found out real quickly there is no such thing as quick and easy cash in wholesailing, at least not yet lol. But most of my non success comes from my non marketing and non networking, which I now know why I have not had much success yet with wholesailing, but over the last six months I have focused on becoming a better marketer of real estate and now I am relaunching my marketing campaign.

To Piggy back off of John, marketing, marketing marketing is the key to any business whether its real estate or selling donuts, as I have learned its about bringing value to your potential clients if your no different than any other wholesailer in your area than you will have trouble closing many deals and again I am coming from experience when I tell you this, lol.

You have to bring so much value to your clients and be known as the go to guy for deals in order to truly be unique, remember the acronym W.I.I.F.M. What's in it for me. Thats all your clients truly care about what's in it for them.

And to resolve your problems of clients backing out of your deals make sure you have a backup or two so if one falls to the way side you have two others waiting on that same deal.

As you take this journey in real estate don't just study real estate become a student of marketing and sales and do that better than the other wholesailers in your area and I bet you will have buyers blowing up your phone.

From what I am seeing, is that everybody just needs to keep there eyes on the market and adjust accordingly, keep a great exit strategy, and in the words of Robert Kiyosaki mind your own business, because worrying about the big guys and their billions of dollars is something that is far out of any individual investors controls !!!!

Hey everyone, I have been studying Real Estate/ Wholesailing for about a year now. I am now to the point of where do I start ? Right now wholesailing is my main focus on where I want to start so I can build some cash reserves to purchase rental units for long term buy and hold. I am at the fork in the road which I believe a lot of new beginning real estate investors encounter where do I start ??? I have done my research of the specific areas on where I want to start wholesailing. Please help !!!!
