I just use MLS data, Texas being a non-disclosure state, Propelio, redfin or Zillow don't work as source of data.

No it was just like $10k.

I overpay for rehab for $15k, House sit on the market for 4 months.

There is no differential factor number, however, it will change if you are buying tenant occupied, if they are are going to be vacant at closing, if they are going to stay the full lease or you have to pay cash for keys. Or if it is a homeowner, do they need a leaseback? 

There certain areas in town that you can have that return but you have to buy really deep and not been afraid of rehabs

Single-family residence fix & flip investment.

Purchase price: $170,000
Cash invested: $60,000
Sale price: $280,000

It was my first project. I made a lot of mistakes for a new investor. Over rehab de property and it wasn't the ideally neither
