Now i'm really confused about all this. I'm not going to lie to you guys & go ahead & tell you that I am clueless to all of this. I have never really took it series & now want to start doing the right thing. I have ALOT to learn cuz none of this makes sense to me.

I bought a rental (Town Home) back in 2004 & have been taking a depreciation so that I could get a bigger tax return. The CPA that did my taxes this year advised me that I shouldn't be taking a depreciation if I plan on selling (which I do in a couple of years) cuz I will have to pay capital gains on that amount. My goal is to make as much money off it when I sell it so should I stop taking a depreciation? Any advice would be great cuz I don't know much about investing.

Thanks, I plan on getting an other rental with in the year. Any suggestions of what I should look for when it comes to rental property & positive cash flow besides location?

I really want to get started into investing into real estate but I don't know much so please bare with me. Are there any other ways to make money other than rental property or flipping? I currently have a small rental townhome & plan on selling in a couple of years. Here is what I was thinking but have no idea if it is a good idea so please let me know. I thought about buying my first home under market value to live in for 3 years & then hope to sell it for a little profit. Then I can use that profit towards an other house & live there for 3 years & sell it for a profit as well & so on & so on........... Would something like this work or would it be a waste of time. I really don't like dealing with rental proerty. Any advice would be GREAT!!!

Hello everyone! I am new to this forum & the is the first one I have joined in regards to real estate. I live in Corpus Christi, TX & I am a helicopter engine mechanic for the Corpus Christi Army Depot. I don't know much about investing in real estate but hope to learn as much as possible. I still live in a apartment but I did buy a small 1 bedroom, 1 bath town home back in 2004 that is my rental property. I didn't know anything back then & feel like I paid to much for it. It does keep rented but it is only paying itself off. I guess it could be worse.
