Thanks for the welcome @David Rudaitis!

I think the biggest hurdle I'm having now is getting started. I had a tentative starting date of July but due to some unforeseen circumstances I had to push back to August. So now I'm ready with so much education I've acquired over the last year and am just a bit nervous about implementing it. I think we're going to start with wholesaling. I've been accumulating some addresses and am working on getting the background info on them. I hope to have them ready to mail out by the 1st. Wish me luck!

@CJ Edenfield

No I have not financed anything yet but I have my passcode and everything to get access. Basicall they do give 100% financing for 3 day loans, but only 75% for 3 month loans and 50% financing for 3 year loans. You only have to pay the interest payments w/ 1% interest and if u dont pay back in time, the interest goes up each month after. Another thing is that the remaining money you use for the property cannot be a bank loan or from another hard money lender. You have to show you have the cash available before yhey will approve you. As for the training, it was educational but as I have said before in another post, all they taught I could have learned here and more. They also make u feel like u cant fully succeed in real estate without help, i.e their additional $18,000 program. But that is not required for the financing. They also tried to sell us a mentor for $10,000! Crazy. But since then, I have heard of someone actually using part of the financing offered.

@CJ Edenfield

 Would this couple guru couple happen to be Scott and Aimee Yancey? It sounds like the same financing offer that were offering for their training...well its not really their company doing it. They're face is just used to get people to come. If this is the one, let me know & I can tell u more because it's not completely the way they initially said. We actually went to and paid for that training.

I actually attended the 3 day seminar @Val Fowler...well I watched (they sent me a video recording of it since we couldnt make it). They did give good information although they tried to encourage you to buy their $18,000 package or get a $10,000mentor. They do however give financing like advertised...kind of. It's not complete financing like we were led to believe. On 3 yr loans they give you 50% at 1% interest but the other half you use cannoy come from any loan that attaches to the house including seller financed. So if u have cash then it's  good, especially since the payments are interest only. They also do 3 day 100% loans and 3 month 75% loans. But all the info they taught I have found on biggerpockets plus more.

@Rosa Weatherly, although I am new to the game as well and should be the last person giving advice, I still want to discourage you from paying $20,000 to learn how to invest in real estate. We just spent $2,000 for an extended weekend course, and other than a few great tips it was pretty worthless considering the fact that I have learned that same information as well as a lot more from just being on biggerpockets for a week. Good forums and great reading mateials. I have also really learned from the podcasts that have real investors giving advice and instruction for FREE. There are also some great books you can find for less that $20 that are helpful as well. Oh and I can't forget to mention that most likely at the seminar/conference/school or whatever it is, they are most likely going to try and sell you on more of their products. Mine tried to get me to pay $10,000 for more training as well as $10,000 for a mentor. Don't learn the hard way like me. Use that $20,000 to start your business. Good luck!

Does anyone currently use Yodle or have any experience in it? Just curious as to how it works, hiw expensive it is and if it has been worth the investment. Thanks in advance.

@Account Closed you might regret that invitation because I will definitely be taking you up on that. My husband and I are going to try to make the next MAREI meeting as "guest" to see what its about. So maybe I'll see u there sometime.

@Dmitriy Fomichenko I have set up some key words which I've found to be a really cool feature.

@Mark Nolan a treasure chest is right! It's like Christmas in June lol.

Thanks for the welcome guys.

Hi @Bo Wooden. I'm new to biggerpockets as well. I noticed you are from Grandview. I'm not too far in Kansas City...well closer to the Raytown/Independence area. Have you been to any of the MAREI meetings or KCIG (I just learned about this one)?
