Thanks everyone for the warm welcome! I'm honestly, very excited to be here. This is something I have put a lot of thought into for a few years now. I have an analyzing personality and don't just jump into things.
To be perfectly honest, one of those late night "guru's" got me started thinking about it. In a conversation with my sister, she said she thought I would be good at this. I then went to lunch a friend of mine and she brought it up out of the blue saying that she thought I would be good at this as well and tried to talk me into becoming an agent. While I have reservations about becoming an agent, I figured if two people who are close to me are saying the same thing maybe I should look into it.
My one obstacle is my husband's apprehensiveness. If you have read my profile you know my husband owns his own new construction plumbing business and when the market took a dive a few years back, he went from 10 builders to 1 almost over night. Thus, given him cause to be apprehensive. Which to some degree I feel is justified.
However, I've taken a lot of time to study my town and learn the market and what is going on here. It has give me the opportunity to discuss with my husband about what I believe would happen here. And now I can point out things that are unfolding to prove my points. So the wall is coming down and I've finally got him going and looking at properties with me.
His plumbing knowledge is not only free but invaluable and with the relationships he has built with the builders here we are able to ask questions from structural to rehab issues and get some great feedback. Though my husband's connections we know who to call when the time comes that we will be requiring various services.

This goal comes from something very personal for me and has been on my mind for more than twenty years. It will be a great day for me to see this one come to pass.

Thanks for the link to the Start Here page. Somehow I have missed that one. I have already downloaded the Real Estate Rewind book. Thought that would be my #3 read. As for the J. Scott books, I thought I would purchase those once I finished the other three.
With Ft. Leavenworth to the north of me, KU's campus to the west of me and KU's Medical Center to the east of me I thought about rentals in all three areas. My husband is really thrown off by the idea of renting to college students but my thought was to stick with smaller 2 bedroom units. Less possible damage that way. I was reading an article about a person that rents to the parents of college students making the parents liable for any damage caused by their student. Thought I would check into that as a possible way to ease his mind on that subject.

Manhattan is about 2 hours away. If Dan Brewer succeeds in putting that meeting together on November 22nd, I plan to be there. So we will have to get together. While I did not in El Paso, I have lived in several other cities in Texas. We will have to compare notes.
