Commenting on old topics.  I find some old topics relevant to me.  If you find them irrelevant to you, I really do not appreciate your critisism.  Maybe you can just keep your critisism to yourself.  Just because you think you and everyone else is done with a topic does not mean the rest of us aren't.

Personally, I would tell her that pur agreement was no use of the washer and dryer.  But, because I myself would never rent a place that made it neccessary for me to tsle mu clothes to a laundrymat, I would offer her the option that for $25 or $30 additional per month, I will replace the washer and dryer with functional units.

Also, you were not specific in your requirements.  There are firms that specialize in small corps about to become public for SEC audits, there are firms that audit HOAs, and on and on...Alsi most furms, it is actually a staff auditor that may or may not have their CPA licensure that actually performs the audit.  The CPA partner usually inly signs off on the audit.

Repair expenses are smaller dollsr repairs such as patching up drywall,  fixing clogged toilet, draining septic, etc.  Capial expenditures usual l y need to be capitalized and depreciated.  This is things like replacing entire HVAC system or roof or siding entire house.

Oddly, until just 3 months ago, the IRS could call you to inform you that you were under audit, but a letter would always be sent subsequently.  Now, it is correct, you will not be initially called by audit or collection, you will first receive letter.  I myself have received threatening voicemail from individuals with thick foreign accents telling me I owe thousands to IRS.  Oddly I work in that area and know this not to be true.  I wish next time I will pick up the phone and nail them.

Hmmm....well the auditor did follow general logic!

Wish my phone could enlarge your HUD Statement so I can tead the numbers, but it can't, so I cannot advise.
