@Connor Maloney One thing that I like about the advice (and my dad taught me before) is that this letter doesn't ask THEM for any money. They are getting all the information to make a decision, but without the pressure of being asked for a commitment. They might very well answer with a desire to be an investor themselves, but I didn't press them to  be.

Also, I'd like to say that you are free to use this letter as a template for your own business, if you like the idea. I'm not stingy.

I'd like your input on the letter I'm about to send out. I remember that it was suggested in one of the start-up plans I read here (if I find it I'll link to it) and the idea connected so well with me that I'm doing it.

Pretty much the idea is to notify your network that you are in business, and set them up to receive a second letter that outlines a deal and asks again "who do you know that might invest with me?"

Would you please read the following letter and give me some feedback? This will be sent to people I know on a personal basis.

Hello ___________,

Following the advice of a mentor, I am sending you this introduction letter about our growing real estate business out here on the Kenai Peninsula. We are excited to be back home in Alaska, and to also be growing a family business. I hope that you may think of someone who might want to be involved with me, and put us in contact with each other.

You possibly know that my dad, Paul David Seagraves, was a pretty large real estate investor in the Seattle Metro area. What he taught me through his experiences, and in working with him, was invaluable. He taught me what to avoid, how to negotiate the best deals for everyone, and how to find great deals where no one else could. We are applying that knowledge here, now, and already seeing success.

Our business is purchasing, renovating, and then selling distressed properties. This is commonly called “flipping houses,” but I feel that what we do is more than that. We have been finding distressed homes through the tax foreclosure list, strategically placed advertisements, and through a network of realtors. Our marketing is bringing in good leads, and we are already purchasing a great home to renovate this week!

While this upcoming renovation and sale is exciting and will be profitable, it also will tie up much of our resources. If another great deal on a home comes out of our marketing we will need help to profit from it. Do you know anyone that may want to invest in real estate, for above average returns?

There are many ways that an investor can profit. If someone has cash savings then that is the fastest and easiest way, but there are more options available. Self-directed IRA accounts are popular for investing in real estate. HELOC's are also excellent options. Even simply having good credit can be leveraged into profit in real estate. If you know anyone that is planning their investments, we’d like to be introduced.

Our investors are always protected by the real estate that we buy. Our investors always receive greater returns than with the investments they are currently involved in. If you know anyone that may be interested in this kind of arrangement please let me know. I would be happy to pay you, or donate in your name, an introduction fee if we are able to do business with anyone you share us with.

Thank you for your time and consideration in reading my letter. I appreciate you and what you've added to my life thus far.

All my best to you and yours!

- Paul “Derrick” Seagraves and family

Post: Empty your pockets, what are your favorite REI tools?

I have found that craftsmen often have favorite tools, often very specialized tools, that experience and skill have taught them to value. What are yours?

A good smartphone is key to me, and I love a big screen, so I'm picking up a Galaxy Note Edge. I'm making this purchase so that I can enjoy communicating with my network, take better pictures, and be more productive than on the cheap and slow phone I have now.

Also, I love Craigslist. A tape measure has helped me get bids faster and more accurately over the phone. I always keep a multi-pen with four inks in it, and a yellow pad, for note-taking effectively. I also keep a "Rite-in-the-rain" pocket notepad for my to-do list daily, and quick notes that aren't in meetings.

REIs don't need to have a batman utility belt, but what is your favorite gear/ websites/ tools?

Hahaha! That is so great. Tell 'em!

Pretty much I'm hearing "you really don't want to work that hard" but how else are you going to break out? Hard work.

I'm following so that I can hear all your success. I put out 50 signs a night with my dad, after school, years ago. That and wholesalers were his only marketing, he did like $5mm in three years.

I'm cheering for you
