Looking for a reputable property manager who can manage a Single Family house in SF. The home is a boarding house with 4 tenants but with credible and legitimate leases.

Hi everyone, we have a 6-plex property in Tacoma, WA and during our due diligence period we found the use code is really a 4-plex. What are the repercussions of that in terms of finance? Should we negotiate for a lower price or back out of the deal? Any advice would be appreciated.

Hi there, 

I am selling this http://www.zillow.com/homedetails/1-Crescent-Way-A... for-sale-by-owner. Reasons for selling are I am moving to Seattle and bought a new place there. 

I am doing for sale by owner to reduce commission. Bought it at $750K and want to break even. The rents are $4150, mortgages+taxes+insurance are $2750, property taxes $6800/yr, and utilities are $150 per month. HOA is $495. However, if you are buying this home and want to live there with roommates, you would get another $600-700/month in tax deductions. That is, it is a perfect property to house-hack, and that was what I did.

The tenants are incredibly well-educated and financially responsible, and I hope to sell this as an investment property (and not ask them to move). If you really want to buy free of tenants, let us work out a timeline. 

Breakdown of rents:

Master: $1760

Medium: $1410 ($1250 + $60 utilities + $100 parking)

Small: $960

Just wondering, do you go after houses that are older than 1980s in Vallejo area? It seems that there aren't any houses under 250k and newer than 1980s.

thank you for your answers! I saw a lot of these advice around me and I thought I wasn't crazy to think they are not sound investment strategies!
