Great house-hack modern 3bed/2b condo in Bay Area

Hi there, 

I am selling this http://www.zillow.com/homedetails/1-Crescent-Way-A... for-sale-by-owner. Reasons for selling are I am moving to Seattle and bought a new place there. 

I am doing for sale by owner to reduce commission. Bought it at $750K and want to break even. The rents are $4150, mortgages+taxes+insurance are $2750, property taxes $6800/yr, and utilities are $150 per month. HOA is $495. However, if you are buying this home and want to live there with roommates, you would get another $600-700/month in tax deductions. That is, it is a perfect property to house-hack, and that was what I did.

The tenants are incredibly well-educated and financially responsible, and I hope to sell this as an investment property (and not ask them to move). If you really want to buy free of tenants, let us work out a timeline. 

Breakdown of rents:

Master: $1760

Medium: $1410 ($1250 + $60 utilities + $100 parking)

Small: $960
