I think that you two are talking about two different kind of depreciation....the physical and the tax wise depreciation are two different things.

I would like to setup a wholesaling system that I can outsource the lead calls. Since each lead will costs a significant amount, I dont want any call to be unanswered.

Unfortunately I dont have any time to receive those calls.

Do you have a suggestion for an answering call service that would charge per min or something relative?

I recently submitted a question to the legal department of the Florida Realtors Association (one of the perks of membership)

The only difference is that I just got my brokers license, so I skipped the part of getting permission from a broker.

The main thing was disclose disclose disclose, that you are a licensed agent. There is a form also in Form simplicity.

This disclosure should be on your advertising as well. Your brokerage etc..

The office that I have my license with has a great agent that does only that. My office is located on A1A. South Atlantic Real Estate Group.

I might have another agent as well from my previous brokerage but I need to see if she still handles vacation rentals.

@Jonathan Ramos @Joshua Dates has a point here. You need to put this property under contract ASAP. You have to convince the seller that this is the fair way to do business if you are going to spend money towards inspections etc. Put down some earnest money in an escrow account if needed. I dont understand the sellers demands...

I'm looking for an eviction attorney that can handle cases in Volusia county, Daytona Beach Area Florida. Fortunately I dont have any issues for now, but I want to establish a relationship with one, and have him review my paperwork. Also I will need him for my property management business that I'm slowly starting, and I need to discuss rates and procedures in general.

Any references would be greatly appreciated.

1. Is it frame? If yes, definitely, if block I just look for myself and the inspector will tell you off the record if he sees anything weird most of the times. Mold is most of the times my main concern, but I look for traces as well. Its up to your risk tolerance and experience.

2. Did the owner give you the leases for you to review? They cannot keep the owner out of the property when proper procedure has been followed. Notices etc... Where are they in the eviction process?

3. I do wind mitigation to lower my insurance rates considerably EVERY time. If you will do  a big rehab I would wait for this after everything is done. You will have a different insurance during construction either way (vacant policy).
