Anybody still purchasing properties and using this time for rehab? To me it seems like it would be a good opportunity to try to do a remodel during the slowed economy so that the property is complete and ready to hit the market as soon as things start to pick back up... 

Any thoughts? Anyone actively purchasing new properties?

@Artem Shum Bronzeville has been great for us. Neighborhoods are constantly improving which is increasing values even with the whole COVID crisis going on. My only wish is that I could have bought more than the 1 property I currently own! I had an opportunity to puck up a few more units last year but unfortunately timing really didn't work out for me as far as everything else I had going on in my life. One of the two properties could have been an easy 30-40K in a flip within only a new months time!

The deals are out there... Feel free to reach out if you have any questions about the area, I have lived in this part of Chicago since 2008 and have definitely learned how fast locations can change. I am also a Licensed Architect so don't hesitate to reach out with any architectural questions or services you may end up needing.

BP Community,

I'm looking for some advice from local Fix & Flip investors working in Chicagoland (suburbs), or even downtown Chicago. I want to learn more about how to find a good Residential Property. What type of things do you look for as far as location, price, schools, taxes, etc. and what makes a property a "Good Find". I am a Local Architect who specializes in Residential Remodeling and have a lot of experience working with various municipalities within about a 50 mile radius of Chicago, so I believe I have a good understanding of what to look for a far as the structural integrity and necessary upgrade/work for the properties to be flipped, but I know there are a lot more factors to consider in addition to the construction side of the Fix & Flip.

Hey @Zach Gring what I'd really like to get into would be a foreclosure/wholesale purchase in need of some remodeling, and then either rent or flip depending on the project.

Feel free to reach out if you are ever in need of an Architect for any remodeling/addition work. My architectural firm has been dedicated to providing efficient, cost-effective designs over the past 3 years on over 250 residential projects throughout Chicagoland, so I've gotten to know the inner-workings of a lot of the building departments stretching from Chicago, to Joliet, to Elgin, to Gurnee...
