Great question @Peter Morgan! As several people stated you should be able to get 5% or more in current cash flow from a lot of different syndications and real estate funds. Then you also have the potential upside from appreciation and principal pay down later. 

On the other hand, if you are extremely risk averse, you need to understand that the T bill would give you certainty that you cannot get in any syndication or fund right now. And let's be honest: multifamily has been overheated so long and some syndicators have been taking such big risks and there are risks involved. This is why my firm broadened our investing strategy to include self storage and mobile home parks, which seemed to us to have lower risk. Happy investing and good luck!

Hi @Dan Dice! Congratulations on your success! You got some great advice above. I would really think through what @Dave Foster said as well as others. 

You asked if you can launch your own DST. No, you absolutely would not want to do that. My firm launched one a few years ago and it is a huge hassle with lots of regulations and it would not at all accomplish what you are trying to do. One of my investors was faced with a similar situation last year. He did a lot of research on installment sales and found a method that allowed him to sell 53 single family rentals and avoid or significantly forgo capital gains tax. I don't have all the details on that, but if you would like a connection I can introduce you.

Hi @Shyam Kumar! When I was investing directly in multifamily deals, I had a long list of criteria I wanted to see in a multifamily asset. One of them was the net population migration into or out of a state. 

Texas has the highest net population migration, or near the highest in the United States. From what I have heard, California has one of the worst. More people leaving than coming. I did a BP article What Can U-Haul Rates Tell Us About U.S. Migration Patterns? It should tell you some of what you want to know when making this decision. You'll have to figure out the rest! :) Good luck and happy investing.

Hi @Jove K.! That's a really unique question and I think the advice you got above is stellar. I don't think you need it. I work with just over 700 passive investors and I can't recall one that has it, or ever let me know they did at least. Happy investing!

Hi @Denise Darval-Chang! Great question, you got some great advice above from the folks here. I'm going to answer a different part of your question. You said with the market not going well is it a good time to withdraw the money and invest it in real estate. 

I have over 90% of my assets in real estate. I am a huge fan of real estate. But I also Warren Buffett and other great stock and company investors. They say the worst time to pull you money out is when it's down. I guess that's true for real estate, the stock market, and a lot of other things in life. So, to answer that part of your question, no, it's not a great time to withdraw your money unless you think it's going down further! :) Good luck.

Hi @Daniel Coleman! You got some fabulous advice from @Barry Ruby above. Though it doesn't directly apply, I recommend getting BiggerPockets book The Hands-Off Investor by Brian Burke. Though this is about general syndication deals, which are often not development, a lot of the same things will apply. 

Investors will really want to know about your skin in the game, your track record, your team and ability to withstand a downturn, especially these days. Good luck!

Hi @Trent Weiland I agree with @Frank Rolfe above. I recommend you take a crash course to learn all you can before proceeding. There are indeed no-brainer deals out there but you have to know what to look for. I recommend @Frank Rolfe's Mobile Home University training first and foremost. I also recommend you immediately buy the book The Mobile Home Park Manifesto. Those should keep you busy for a while.
