You are looking at a multi-family property.  You do a search and find that a registered sex offender occupies one of the units.  You have made an offer on the property but have not received an acceptance.  What would you do?  Since I'm sure I will be asked, I do not know anything about the tenant or their lease including how long they have been there.  They may be on a month to month lease if I had to guess based on pervious discussions with the previous owner.

I am looking for mobile home parks in Northwest Indiana.  I am also looking to network with investors who would like to get into or have experience in mobile home parks.  I would like to stick to city water and sewer.  Vacancy and park owned units are ok by me.  Please contact me if you have one or know about one.  I will pay referral fees.

I have made many offers in the area but nothing has stuck just yet. I'm getting very close. I say the area has potential. I can't say it's better or worse than the surrounding areas and it's probably somewhat below South Chicago as far as ROI and cash flow. I chose it for the convenience of location in relation to my work and home. I can say there is a lot of competition here amongst investors so finding a deal will not be as easy as some other nearby areas. If you stick to it and get over rejection quickly then you will be fine.
