Just an added idea, I don't believe that job history or income are an issue with this family.  Perhaps there is a private lender out there willing to look at their situation.

I have listened to the majority of the BP Podcasts.  I have heard it stated numerous times that many investors are motivated by the fact that they can help people while making a profit for themselves.  I am looking to see if anyone in the North Carolina market feels that way and is willing to look into a situation that I came across.

I was speaking to an electrician on my job-site and he told me he was retiring soon.  I asked him what his plans were when he retires.  He said he was moving to North Carolina.  As the conversation progressed it became apparent that he is going down there to assist his daughter. 

She purchased a home and the previous homeowner neglected to disclose some foundation issues.  She went to an attorney and they said that it was not easy to prove that the previous owner knew about the issues and it was expensive and there was no guarantee of a settlement.  She went to the bank to obtain financing to repair the foundation but was turned down. 

The subject property is in the town of Carthage and sits on a double if not triple lot.  If you are an investor in the area maybe this property is worth looking at.  A couple of options may be that she get out of the property and move elsewhere.  Another idea is that maybe it would be beneficial for an investor to subdivide her property and develop.  Its worth a shot.  If anyone in that area is interested in looking, PM me your contact and I will forward it to he father.

The property is near Fort Bragg, Fayetteville and Charlotte NC.

I am looking for a basic private lender agreement.  I have a private lender lined up willing to provide a short term loan.  Does anyone have a contract that I can look at and manipulate to fit our needs?  I looked in the file place and could not find one.  We have not settled on the terms but it will be something like a short term 6-12 month interest loan with a balloon payment and no monthly payments.  Example: I borrow $10,000 at 10% and pay back $11,000 after six months.

Thanks Jeff. I am looking at residential multi's and SFR's in the Whiting area. That is a block to block area so I really need someone who knows it well.

I am looking for an agent who is familiar with the Whiting and Hammond areas of NW Indiana.  I would like to work with an agent who is an investor or who works with investors regularly.  I would like someone who some of our members have used and can recommend if possible.  Thanks for the help!

I just posted asking for lenders and I also need recommendations on legal, tax and title companies in South Chicagoland and NW Indiana.  If any of our members have worked with good attorneys and CPA'a that are investors or have worked with investors I would appreciate the recommendation.  I am looking for a title company around the Southwest suburbs of Chicago as well.

I am looking to get myself and a business partner pre-approved.  I will be investing in the South Chicagoland and NW Indiana areas.  This will be for residential conventional loans.  I am looking for someone that you have used and someone that has good references.  I would prefer someone who is an investor themselves or at least work with investors.  Do you guys have any recommendations?  Thanks in advance for the help.

Hello and thank you in advance for your comments!  I am a beginning real estate investor from the Chicagoland area.  I am from the South side of Chicago and I now reside in the suburbs of Chicago.  I am not new to investing in general but I am new to real estate investing.  I currently own my primary residence and three home lots in various Illinois locations.  I have a been investing in paper assets as well as tangibles other than real estate for many years and I have been very successful at that.  I work in the industrial construction industry.  I am currently looking at investing in the South suburbs of Chicago and Northwest Indiana.
