My wife, Amanda, and I live and are investing in houses on Long Island. We are working with lease option and wholesaling deals. We are looking for an individual who lives on Long Island and would be available to work with us on deals. We have educated ourselves on these strategies but would appreciate speaking with someone who has first hand experience closing these types of deals. Hi Brian, thanks for getting back to me. I appreciate your input. I am in the process of creating a buyers list. I know I can get cash buyers but how can I find buyers looking to buy on terms? Would I advertise through social media? Are there avenues you would suggest? Thanks again.

We've been doing a lot of research on it and understand it.  However we would like to talk with someone who is more experienced with it so that we can learn more about it. We are a fairly new company in real estate and we are looking for cash buyers and buyers looking to buy on terms. We will post properties as they come to us, but feel free to also contact us through BP and we'd be happy to speak further with you. You can let us know what types of properties you'd be interested in and we will notify you when we find them. We are also interested in working with qualified and non-qualified buyers. We work through wholesaling deals, lease options, and seller financing. These properties may be rent to own.

I live on Long Island, NY and I am working on Wholesaling. However, examples of sales that I've read about are always using a purchase price of $50,000 or around that and the houses in my area are simply not that low. I want to wholesale a house that's in a neighborhood where similar houses sold for around $250,000, do I put offers in around $200,00 cash (I'm just using a number here, I of course would calculate more COMPS before making an official offer) and work on wholesaling that out to an investor? or is this cash purchase range too high to assume a buyer for? Also, cash purchases would be the only thing to offer for wholesaling purchases, right? Thanks!

I am trying to figure out what a lease purchase contract is and how it relates to FSBO. Has anyone found this to be a successful way to invest in real estate? Also, I'm trying to understand the steps of doing a FSBO deal. Also, do each of you have your own attorneys to draft contracts?

Wow thanks for getting writing me. I appreciate it. I have found that I will have to look out of state in order to get my first property. We are saving up and currently paying off debt. We are also thinking we'd have to partner with someone. The cashflow is less but it's easier to come up with the funds that way. How are you doing? Have you found anything that you're excited about or considering?
