Have you looked into FHA programs for first time home buyers? These FHA programs allow you to buy up to a 4 family property, so you can live in one unit and rent the rest. One year later you can move out and use this experience (and hopefully equity) to buy the next property. The FHA also has a program called 203k, which allows you to use FHA funds to buy properties that need renovation. I think this is the best entry level path into real estate.

Hi Ben thanks for writing this post. I agree with this notion however where are 4 family properties usually offered? I am on the eastern side of long island and there are mainly multi family and single family homes. I really like the idea of using an FHA loan and 203k loan to start in real estate. Thanks for letting me know about these loans. I will have to see find where these loans are offered. What has been a main contributor to your success in real estate?

Hey guys I really appreciate the feed back. If I get a job in RE, what would you recommend  I get in to? I feel I have drive and I am not afraid to take a risk. I am not afraid to fail I just want to make the right moves and if I can learn from the experience I feel I can only grow from there. what do you guys handle risk?

Hey everyone, I am looking to make consistent cashflow for my retirement and have something that I can pass down to my children. I don't have a lot of cash to put down and will have to be creative In order to buy a property. I am currently living with family and I have a fiancé who shares my same passion. I am looking for deals, educating myself, and listening to podcasts. I continue to learn more and more with each podcast and book I open. I found something I like but it has 7 units and I am getting turned down by lenders because I have no experience. I have been told to start smaller and work my way from there. However, I am ready to jump two feet in to this and treat this like a business. I work 80 hours a week and feel like I'm going in circles. I don't love either one of my jobs. I'm sure a lot of you can relate to this. I want to retire my fiancé. She loves kids and wants to be home with her own. I'm not sure what my next step should be. I am pre approved for a loan and will be looking at more properties this week. I am looking at multi-family properties as my first property to invest in. I like the idea of a apartment complex. The more units the better. The faster I can get rid of one of my jobs the better. Thanks.
