Throwing this up there. I'm a month or so away from making a cash offer, so I'm practicing. To me, this looks like a good deal, can probably buy down with cash, and should flow. Looks almost turnkey. 

So I'd like to either a) watch a feeding frenzy or b) have everyone tell me why I'm WRONG about this.

I'd like to hear too. I'm in Columbia County looking for the best area to brrrr in/Around Albany. Also would like leads on agents to work with, and lenders. I'm a contractor so the rehab work is easy for me. Also would be happy to help out with rehab advice, pricing, etc.

I'm looking to Brrrr my first property, and if at all possible, would like to keep it close to home for this first one. I'm in the Hudson Valley, Columbia County, NY, and would consider properties in the Albany area, as well as Pittsfield MA, or anywhere in the Berkshires. 

My question is pretty basic: Is this area a good one to begin building a Brrrr team (agent and PM; I'll pay cash for this and I'm a contractor so can handle the rehab work)? Or is it better to go to North Carolina or the midwest like everyone else?

What other areas would anyone recommend for SFH rent and hold properties, if I DO go long distance?

Renovate in an empty space if at all possible. Even if your prospective tenant can help out, there's no upside to it as you'll have to discount the rent for him both for living in a construction zone and for his help. Let the contractor have the place to himself, get it done, cleaned up and then rent it. You'll avoid conflicts, arguments, and you'll probably get full rent more quickly anyway. Good luck.

Hi, all. I am the Owner of Apex Remodeling, LLC. We work in NYC and specialize in everything from kitchen and bath remodels to full gut renovations.

I’ve got a weird question: I split my time between NYC and Columbia County, NY, and am looking to establish a branch of my company in the Berkshires area of Massachusetts and Eastern NY state. I hold a Massachusetts Construction Supervisor’s License and have over 25 years experience in the construction industry. There’s plenty of work up there and Covid and flight from the city has driven a lot of money up that way.

My issue is finding talented employees up there. My NYC employees aren’t particularly interested in moving out of the city. Does anyone have any suggestions on how to find reliable, talented handymen in a rural area? Obviously ads in the local papers, on placemats in diners, and asking around at the local construction supply houses are methods I’ve thought of.

We pay well and treat our employees right. If anyone has ideas, or is from the area and has suggestions, I would certainly appreciate the input.
