@Ryan Cleary I'll dissent from those who say no. What's this going to cost? $1000? Especially if he needs it because he's old, or handicapped. It's a nice thing to do, and this isn't a great time to be looking for new tenants.

It could also partly justify a rent raise down the road

That's a rough one. It's a financial call, if it's for insurance reasons. You can change your policy to allow dogs and offer them the option to stay for that yearly premium increase/12/Month. 

You can also say tough luck (nicely), but they are on a lease and there's a new Sheriff in town. Them's the breaks when you rent. 

And lastly it kind of depends on the dog, doesn't it? Are we talking about some Za Za Gabor Yorkie about the size of a large insect on hardwood floors, or are we looking at Cujo on carpet?

@Suzanne Chan It depends on how his contract reads. I would assume he excluded repair of the substrate, and it sounds as though he gave you a per sheet unit price for replacement. Ordinarily I would include an allowance within my number to be drawn against for this, so that the client isn’t surprised, but having to do substrate repair after the tear off which wasn’t expected is not uncommon

@Marc Rice Hi Mark, I’m also interested in remote properties to brrrr. Am looking for a cash buy for first one, with a reliable lender and appraiser, property managers, rehabber, etc. Would be interested in any ideas you have. I’m in NY.
