Post: Anyone tried Ziprent or remote property managers??

Quote from @Drew Sygit:

@Paul Passafiume why would a PMC place a tenant they knowing will have to evict later?

How will they explain that to the owner?

If anything, a concerned owner would want to have a clear understanding of a PMC's screening criteria and fully understand the process - which we originally posted.

Usually they won't but there is a way to follow fair housing laws and also research you who are renting to. Politically correct bs has ruined this country!

I hired Ziprent and they are WONDERFUL. If I was a property manager, I'd watch out. Big tech has invented a way to take over another industry and I see Ziprent as the future. As Zillow is to property listings, Ziprent is to property management.

Ziprent found me a tenant with an 800 credit score in 7 days near the top of the market rent for my condo during slow season! The process has been wonderful and I am hiring them only for lease up and will handle it from there bc as we all know 90% of the work is lease up.

Also, they did this 30% cheaper than most local property managers. Ziprent presented me the tenant. They screened him, then I interviewed him myself. Owning 25 doors, I interview all my tenants, just like a job interview. I also personally got a landlord reference on him. Ziprent emailed me within 24 hours of the tenant application and I approved him (after Ziprent strongly recommended I do so and act fast). Ziprent will write the lease, execute it, then get the tenant in the unit and collect first month's rent and deposit. Easy and seamless!

I will always have a say in who rents with me and you should too!

Dear Ziprent owner, can you please come to Kentucky and IN? These are growing markets.

Yes, they use basically self showings. But they use high level tech....pre screen, self showings, and the 1225 is the standard fee for first month lease up services including them drafting and getting tenant to sign lease.. And they give you, the property owner, last right of refusal. Also no one with felonies, evictions, or credit under 650. It is basically everything I do in my local market....

I'd love to go with a local property manager but they hide behind fair housing laws and say the property owner cannot refuse whatever tenant they pick. I am not a fan of that...too many property managers will take anyone that will sign and move to the next dollar.  I always play by fair housing laws but not giving me a pick in my tenant is not to my liking!

So I am managing a condo for rent in Orlando remotely. Anyone used Ziprent? They want $1000 for lease up. They use lockboxes and no live agent tours. How good is this? It seems to be cheaper than a manager and plus they allow you first right of refusal whereas most property managers will choose who ever they want.

Post: FL eviction process

Hey there. Got a tenant who needs eviction after his second month. Long story short he cheated on his GF who basically paid everything now he will not pay or move. He is 18 days late on rent. Notice per law was posted on his door 7 days ago and it was photographed on his door after knocking per law.  I gave him 3 days extra versus the 3 as he promised in text to pay or be out. He did neither of course.

Can someone please send a good and affordable attorney? How does this work in FL and what is cost for someone who did it recent? Does the landlord have to be present in court to testify? I need to do it from out of state. I can send proof, lease, rent ledger etc.  Also he stole all the belongings of his ex girlfriend etc. She will be willing to testify against him. Just very unfortunate situation for all and I do not think these younger tenants understand the permanancy of eviction.

If I need to be present by state law, would a property manager be able to represent me in my abscence if my attorney there?

I refuse to register and pay Metro losers a dime! Why don't they provide police protection and enforce basic laws instead of price gouge landlords providing basic human services? Do not pay them a cent, not a one of you. What they have done amounts to rent restrictions which are against KY state law. Any attorneys want in here ? PM me

I got a tenant with $870 for a 2 bed on a voucher in Louisville with her and her son. My asking rent of $850 includes water, sewer, trash.

The unit does have a gas water heater, gas range, dishwasher, fridge, and two window AC units I provide.

Do you know if Section 8 would approve $850 if I make the tenant pay her own LG&E, which is the local electric/gas company (that bill would definitely put her over $870 all in)Or does the voucher price generally represent the max the tenant can pay including ALL utilities? Oh, by the way, the tenant is unemployed and her portion is 0 dollars!

Also I am aware of the fair market rent and I did a 1 mile radius and I am good on that. Also the unit is pretty new in a gentrifying area.

I missed the application the first time....can I still apply? Or do I need to wait for the new bill to bass the house this Thursday and see if more money? Single member LLC...several tenants late and not sure on May.

I do not see the link to apply for the EIDL?

Can someone walk me through your last KY eviction? We have communication via text...she was supposed to pay last week. I should have posted the  notice to quit sooner but it got posted yesterday stating she owes me $849 rent for her lease dated 8/1/2019 for this Jan (due the 1st) and that she owes $150 in total late fees. I have texts where she acknowledges this. The notice to quit cites the KRS code and was hand delivered by me to her door where I taped it to her door and took several photos with date and time stamps. I also returned tonight and took a photo showing she had taken the letter down. The letter was also texted and emailed to tenant. This tenant has had an unauthorized adult living in the unit (using water I pay for) in addition to failure to pay rent. I posted a 7 day notice to quit a few months ago and she ended up paying.

I seriously doubt she pays this time. She sent me texts stating she has been in the hospital. I asked for dr notes and she had not sent. She also states she lost her phone yet I have daily facebook posts from her.

I already have an eviction attorney for $300 all in....he requires the lease, notice, etc...does that seem like a good price (I am not sure if includes court fee)? At what point should I retain this attorney, pay the money, and let him handle it? If I posted notice Jan 9th, can I have him start the eviction process Jan 16th? If so, how long would it take to get her out?  The process is a bit different in Indiana and Florida.

Thanks!
