Thanks for all the great responses. I have one agent in a specific market who has been sending me listings for several months with my requested parameters. Then I was searching around on Loopnet the other day and found some other listings that were my parameters but I hadn't been seen before. I made an inquiry into one property on Loopnet and an agent called me up ten minutes later, then sent me a ton of listings for the same area. Of course, I would be loyal to my original agent and what he's presented to me.

I would like to know the etiquette or standard for dealing with more than one agent in the same market. Can I engage two simultaneously if they are showing me different properties? Or do I have to be loyal to one?

Post: Raw land - limited supply of good deals?

I just got turned onto raw land investing and am considering purchasing a program with either @Mark Podolsky or @Seth Williams, but I'm wondering about one thing. Although there might be a seemingly unlimited amount of raw land for purchase, there is a finite number of good deals, for example, on tax delinquent parcels. If there are already a bunch of hungry raw land investors using Podolsky and Williams strategies for finding good deals, won't those deals be going, going, gone soon enough? After all, there are only just over 3,000 counties in US, and I'm sure the raw land guys are scrubbing the data bases for those good deals. Thoughts?

I just came across Bob Peterson with those two urls as well. I'm trying to figure out why I opened a link to him in my browser. Was it from a podcast? Was it a link from another page? 

Anyhow, I'd like to know more about him and The Mentor Project if anyone on BP has worked with them.

Thanks, Anthony The syndication project's investor summary includes a thorough analysis of the property, the market, the timeline, as well as detailed investor estimates. Their PPM offers more details. I wouldn't be interested in it if it were were just some TBD project. I know what I'm getting into and I know the risks involved. Now I'm just trying to figure out the most advantageous partnership arrangement.

I'm in the process of setting up an LLC with two others to invest in a Nevada syndication project which is owned by a Nevada LLC. We will not be purchasing any real estate; rather we will be investing in an LLC which is purchasing and holding the real estate.

My partners and I are California based and It looks like a Delaware LLC offers the best rates for us (Nevada is second). I am trying to find out if this arrangement requires us to file as a "foreign" qualifier, and therefore have to pay the "foreign qualification" fees in Delaware.

Also any suggestions on a better arrangement would be greatly appreciated.

Another enlightening thread on BP. Thank you all for contributing. I am an first time investor in the making. I live in LA and am looking for out of state properties MF for buy and hold. Lots to study, lots to learn.
