Thanks for the response. I'm passionate about real estate, specifically investing and I plan on having my first property by next fall (I will be an FHA loan and I have to live in campus this year otherwise it'd be sooner). Do you know of any other avenues in real estate that I could get into that could work while I'm in school?

Thank you so much for the response and so much detail. It seems like if my goal is make a bit of money on the side while I’m in school then paying ~2k just for the opportunity seems counter-intuitive. The reason I specifically was interested in rentals was because from what I could tell it was less work to market and operate but it seems like I face the same upfront costs and problems either way.

You mentioned working at a help desk work and then going up that ladder which is something I’m definitely interested in, however, I really do love real estate. In that vein I am also interested in being a loan officer and working in the mortgage industry. Do you have any experience with that/is that something I could feasibly do while I am in school?

I have started my pre licensing class to become licensed but I am hoping for some advice. My plan is to sign with a brokerage near my college (Elon, NC) and do rentals in my free time while at school. Is this something that could be profitable or are the costs too great for the limited amount of time I would be able to put in?

Hello all,

I am in the process of finding my first investment property and I’m trying to be proactive and figure out how I will find a tenant to rent to. I am deciding between finding someone myself or using a property management company to do this for me. I’d love to hear any advice you guys have as well as what the costs of each would be.
