@Ruth Lyons I agree with your comments but I also expect more from an agent than putting my name in a database so that I get auto generated emails about properties that come on the market. What is helpful, especially if I’m not from the area, is information about the neighborhood and area that may make it favorable or not favorable to invest there.  A market analysis is also helpful so i can determine whether the property is fairly valued or if it will go over listing. I expect the agent to provide consultative advice so that I can make an informed decision.

Curious as to how others feel about a dual agent...one that represents both the seller and buyer.  To me it seems like a conflict of interest.  If you are the seller's agent you cannot represent the best interests of the buyer on things such as whether the list price is reasonable.  It does not mean that the agent is dishonest.  But there is no incentive to bid lower, disclose things, ask certain questions of the seller, etc.  If the agent was local it would make things easier but where I am looking to purchase real estate in another state I want to make sure someone is looking after my best interests.  Thoughts?  Thanks.

I'm looking at a possible purchase of a 3 unit with 3 stories. Owner pays all utilities. There's one boiler and one electric panel for the whole building. Gas heat.  Is there a way to estimate what it would cost for 4 electric panels (one for landlord) and 2 more boilers so that each tenant pays their own utilities?

Thanks everyone for your replies. I agree with what you have said. I should have mentioned that I was preapproved and had adequate resources for the down payment. I looked at some properties, and sent emails about certain properties that went unanswered or received responses days after the property was under agreement. I had calls with some of the agents so they knew my needs and what I was looking for, and only contacted another agent when the one I was working with did not help in a way that I expected.
Please advise. I live in the Boston area and am looking to buy investment properties located about an hour away. I have reached out to a few different agents who have set me with auto generated emails about properties that fit my criteria. Not once has anyone been proactive with me. Since I am an hour from the area and work and have family commitments I cannot just jump in my car and check out properties when one becomes available. In this situation I would think that an agent would be proactive and tour some properties that might fit my criteria and prepare a market analysis and reach out to me with properties I should consider. Am I being unreasonable or do I have unrealistic expectations? I am considering expanding my search to other states but if an agent who knows the area much better than I is just going to put me on their email list I don't see how this will work. Appreciate the feedback from agents and investors who have purchased property in states different from where they live.
