Hi John - I am next door in Norwell and am a full time real estate agent with Coldwell Banker. I am also looking for property on the south shore and maybe do an AirB&B some where in the cape. I am a buy and hold investor and have been self managing for 16yrs. I own rentals up in Quincy but that market is really tough to make cash flow.  I looking for at least 3 units per building, hopefully more.  Also, looking for flips. Reach out if you would like to connect. Also, I am interested in setting up a southshore multifamily Meetup group. Is anyone interested in joining?

I am thinking about investing in a three family in Weymouth.

To this point I have only invested in Quincy, but starting to look at Weymouth as the prices are better.

I have replaced two of the three toilets with water saving ones and installed low flow shower heads a and airators for the faucets.

I will start to call around to get quotes.

Hello-

Just wanted to take a survey of how best to collect rent.

I am trying to streamline the process.

Do most of the folks on BP recommend collecting rent the traditional way(in-person & mail)

or do folks find it easier to collect electronically? Please share what services you use and benefits of using them.

Hello-

After receiving a very large quarterly water bill(+$1000)on a three family in Quincy, MA, I am curious to get other investors input on installing individual water meters for each unit. I have read that if you get the tenants to pay for their own water own water, water consumption will go down.(makes sense)

Please share costs involved in doing such and what the tenants response was, did any of them move out b/c of this change?

If the condo doesn't cash flow, why keep it?

Have you already approached local credit unions to see if  they can help?

Have you given any thought to doing a 1031 exchange and taking the profits from the condo and

buying a multi?
