Creative Financing Ideas Needed

Hello! I'm wondering if anyone has any ideas for creative financing on a property I own which I'm considering selling. It's a townhouse worth $300K, I owe $130K and have had it rented for the past 8 years. Since it's a townhouse and not owner occupied, I can not pull an equity line on this property. I'm considering selling and reinvesting equity in SFH or multi-family. Does anyone have any creative ideas on how I could keep the property and get at my equity for reinvestment?

A rate increase (even if significant) seems like a small price to pay to unlock ~$127k in cash for additional investments....
