I am not going that route. I don't think it is a viable option. It seem like the service provided will lead to substandard results. I wondered if anyone actually uses them

Has any one used Marble, an online property management service? 

They seem to provide a solution but I balk at their inspection management. The tenant does a  check-in checklist with pictures and they use pictures to check out. My experience tells me that may be a problem. 

Sometimes you don't notice things from pictures.

@JasonBott  one company will only cover the rental but not the flip. 

I have heard of companies that will provide coverage to the LLC so that properties can be added or removed without making a separate policy. However the agent who is providing coverage for the rental tells me it may become a problem with the mortgagee because they want to see a policy for the property they are funding.

I am in the process of changing to an LLC and the insurance companies would not add the LLC. My attorney advised me to go with what they are asking and get a new policy but ensure the loss payee requirements were viable.

I looked on the BP site for advice on insurance for flips and rentals and it was very helpful. So I am looking into an umbrella policy .

Jerry Norton still has his program going strong. I have been getting emails but I wondered about the $1000 deposit. I can figure out if deals make sense so I really don't need the software. Incidentally, why does he keep saying  the value of each the software programs is at least $997? - angling for the $1000?

I am also leery because I don't get to know the criteria before I pay my $1000. (by the way if I don't have the $1000 up front he will let me pay in 3  installments that add up to 1287? wow what a deal! - does my refund become 1287 instead of 1000? :who knows?)

After reading all the posts on  BP I know I am right to hold on to my $1000. 

Why do I have to pay him to find properties for him; Let him find his own properties!! If I have to go through all that I should have the reward myself not give it over for 10000 +1000 !!!

When renovating an old house under what circumstances does one strip the walls to the studs? the house smells old and there is water damage in the back wall due to a leaky roof. Contractor suggests tearing our one wall but what about the possibility of insulation holding mold spores?

I agree with the advice given on this thread. You can get more from networking and reading and use of this site than you will from that Than Merrill group. I was skeptical of their claims and I tried to contact a couple of their references. They never responded. One would think that someone who had achieved success from the course after spending thousands would have been happy to respond.

I just think they are cashing in to make their own deals.You want to have your money to make your deals. There is a lot you can learn without those courses. You really dont need them.

@Bill Higgins I agree with you about the quality of the interior There is a "small " HOA that charges nothing for fees. That worries me . Like you said there may be an assessment looming in the future.Yes, the interior could do with some updating but these are pictures I have seen. Have not visited yet .I have to reevaluate using 15% . ...Thank you for your advice.

I am evaluating the feasibility of investing in a condo that is over 30 years old and probably needs updating. What issues could come up when there is no homeowner's association? 

I suspect that repairs will be an issue pretty soon.
