@Matt K., That's not a bad idea and I've never heard anyone mention "laborers" as a lead source. You're probably on to something! I might have to give it a shot.

Hey Sean, as a former Jayhawker, I welcome you to BP! I currently live and invest in the Johnson County area. I am considering expanding to the Lawrence area. I am mainly geared towards fix/flip but eventually plan to get into buy/hold. I'm always open to discussing marketing techniques and success/failures. Typically lights are not connected to GFCI's unless the breaker is indicated as a GFCI. Like previously mentioned, it's likely your issue is a bad connection. 

Start with the breaker. Does it immediately trip when flipped? If so, your issue is within the circuit. If not, you could have a bad breaker. Next I would look at the light switch. These are cheap and go bad after a certain number of uses. If it's not in the switch, it could be in the junction box above the ceiling. 

It would be wise to have a qualified technician come into track this down. You don't necessarily have to use an Electrician. A lot of "handymen" are well versed in electrical troubleshooting.

@Eddie VanBuskirk Thanks! I'm open to any area that's under an hour from my house (Overland Park). I haven't targeted KCK yet but I do plan on it. I'm mainly a fix/flip guy. If the property is too far from my house or if the house needs to be completely gutted, I will generally wholesale the house. My long-term goal is to buy and hold. I think it'll be a little while before I get there. If you ever want to meet up and discuss strategy, I'm open to it! Thanks for the advise!

I've ran into the same issue. I've had to get creative because I also live in a non-disclosure state. You can always go to your county and ask for a list of tax lien's and target those properties. There's also a new app on iPhone that is called "Driving For Dollars". Within the app, you can pull owner information (not sure how they're getting away with it). My county also posts arrest and release records that include home addresses. I haven't scored a property from this list but I've heard that it works. Lastly, you can always look on Zillow/Realtor/Redfin for properties that are in pre-forclosure. You might not get the owner's information but at least you'll get the property address. 

Unfortunately for those of us in non-disclosure states, we have to work just a little bit harder to find our motivated sellers. 

Ian, I am an investor in the Kansas (city) side as well. It's been a while since you've posted this thread. I have a few tricks you may be interested in. We should connect and discuss strategies.

@Jared Viernes - I agree with you, it's got to be out there, somewhere. Someone has lists. I guess that was the purpose of my list to see if anyone would divulge that type of information. If I come across anyone, I'll let you know.

I've had some success using the arrest records and targeting ages over 50. it's funny, Johnson County is completely comfortable with releasing this type of information with addresses included, but tax delinquency and code violation is completely forbidden. I've also had some success with using pre-foreclosure listings on zillow/realtor.com.

Currently, I'm trying to network with Mail Carrier's and offer them a commission on referrals for abandoned properties in nice area's.

When I found out that sites like ListSource did not include Kansas addresses, there was a part of me that was relieved. Like you mentioned, there will be less competition in those area's for direct-mail.

I'll look into both of the sources you mentioned. Thanks for the reply!

Unfortunately, Kansas has some pretty strict law's against offering what would normally be public information in other states. For example, ListSource.com is not allowed to list kansas home owner's information. Considering that websites like ListSource are such a viable source for leads in other states, I'm interested to know what other investors are doing in Kansas (specifically Johnson County) to find leads electronically? What sites and methods do you guys use?
