Kansas City is a great place to invest and the RE investment groups here locally are a great place to find the connections to help you through the process.  Look up Winvestors and MAREI as two good investment groups.  Both have a good mix of experienced and new investors as well as a broad swath of service providers.

Reviewing data from different sources (check around BP to find those resources) is a good step in the process but I believe that speaking to other investors, realtors, rental managers and other local people is the best way to find out where to invest and where not to invest.  Most of those types can be found at local investor clubs and then just being out in the community.

There are several excellent investor groups in the KC area such as Winvestors and MAREI.  They are very open to new members and you can drop in and see if they are what you are looking for in your investment journey.  You can find both by searching online.

Small towns can be difficult to invest in because of the difficulty of obtaining long-term financing if your plan is to hold them as rentals. Rural properties, as ultimately defined by the appraiser, are one of the few red flags that will keep most DSCR lenders from lending so check that out as an early step in performing due diligence.

If a property is deemed rural you may be limited to financing from a local bank and they may not lend to an out of area borrower.  This is in part why there is a shortage of housing in small town and rural areas.

I am in the Kansas City area so you have more knowledge of the Springfield area in general than I do but I know that the fundamentals there continue to make it a strong investment market.  Well diversified business base, a university, access to good transportation, a strong workforce and affordable housing.

All of those add up to a good long-term investment formula.

The Kansas City and surrounding areas are still good areas for long-term rental investing.  The higher interest rate environment we are in is making it tougher to find good properties but buying right still works in this area.

 How many points? 
We charge 2 points. One of those points is to buy down the rate.
