There are lenders that will lend to an LLC without any issues, even new ones.

There are 30 year options and cash out up to 80% LTV available at a higher rate.

Definitely local banks are an option but they will max out at 75% LTV and 20 year amortization and will be slow to provide you with an answer. Talk to local investors. There are private lenders that will do 80% LTV on a cash out and 30 year amortization. They are at a higher rate but can fill a niche that may be right for the investor.

You have options for the loan you are seeking. Local banks are a great source and there are several private, nationwide lenders that will lend up to 80% LTV, including cash out scenarios. Ask around to local investors and find out who they are using. Let me know if you have additional questions.

Work with a lender that will lend to an LLC and avoid worrying about the due on sale clause and does not base the loan on your personal credit or financial status. Having good insurance is always good advise.

All of your preferred criteria are available through some national lenders. The rates are higher bur they provide greater flexibility and are easy to wonk with. Keep looking.

Evan,

There are private lenders that will refinance investment property without any seasoning.  The property must be rented but other than that there is no seasoning requirement.  Local banks and Fannie / Freddie have their many hoops to jump through but they are not the only game in town.
