@Brent Coombs -  valid point. but i would imagine, if the property wont appraise at that price, the bank wont give you the money to guy it. right? So I would imaging if the financials are presented the valuation would come from that... at least in the eyes of the bankers.

I think most ppl would be happy if they could get the 1% rule to work. 

You have nothing in and your making money on it... its like a gaggilion million % ROI. :)

Keep it. Save the cash flow and when you have enough for a down payment, purchase something else.

why would it go down to 700k? market pullback? arent these types of properties values based on cap rates and such? 

good info. good caution. id like to learn more :)

@Chris Romany- valid point. we would love to get into a home, mainly due to unquantifiable factors. but since we do plan to shift gears around the 2 year mark its kind of difficult to make that commitment. i would have loved to get one if i knew that after 2 years of living it, we could make it cash flow for us.. but thats kind of difficult with the numbers and the must haves we have on our list.

@Dan Oliver - I guess the cynical side of me spoke out before thinking. :) In my past experience, ppl have only done things looking out for their best interest. But quite honestly, biggerpockets forum gives me hope in humanity... amazing ppl that are willing to help each other to make money and become financially secure. that is pretty awesome.  .. sorry if tats too deep :) haha   Perhaps once I get situated with where I will be living, we can get together and talk investment, if your still up for it :)

@John Kent - how do i get in touch with the investment groups you mentioned? google?
