I take that back about shed being too big cause I'm an idiot and 12*10=120...Still, I am getting nervous since I have already purchased.

It says that my shed needs to be <900 sq feet if I live on <1 acre. Well, my shed is 12*10 so....Also my neighbor has a bigger shed than that in his yard and haven't heard any complaints. 

I live right next to the neighborhood president so I will get his thoughts, but I',m starting to get a litlk

Hey, so I am having a shed built in my backyard. However, I spoke with the Dekalb County planning department to see if I needed any building permits or if there were any other regulations I needed to follow. The only one that I didn't like was that I need to have my shed 10 feet from the property line in the back. That will put my shed more in the middle of my backyard than I would like. In general, or specifically Dekalb County, how strict are counties about this and when/how could I be impacted if say I only build the shed 3-5 ft from the property line?

I'm a newbie too so take what I say with a grain of salt.

My plan is to BRRR in areas where the beltline is currently being built or planned to be built. I want to ensure that I already have cashflow, but my hope is that it will be a sweetener if the beltline(and the business that comes with it) helps my properties appreciate.

I'm looking to purchase my first property in Atlanta, but want to do so with conventional financing. I also want to find a lender that I can work with long-term that knows a good deal about REI. Do you guys know of any legit/knowledgeable lenders in the area? If you feel more comfortable sending that to me over a private message feel free to do so. Thanks in advance!

How would this change if we used a FHA owner occupied loan? Can you get equity from property A before the owner occupied period is up? I plan to do this in Atlanta.

Thanks for the replies! So I would want to take into account the HELOC payment & mortgage on property B to ensure I am getting enough cash flow if I am holding and renting? It seems like it would be pretty hard to find a good enough deal to cover both.

New to investing and do not have tons of cash. My wife and I plan on buying a fixer upper with medium repairs needed for ourselves to live in for atleast 5 years. I want to give examples of numbers and can someone tell me how that would affect my monthly payments?

We buy property A for $100,000 with 20% down and have a $500 monthly conventional mortgage. We rehab with cash and the value of house increases to 250,000. This would mean we have $150,000 in equity of property A, right?. Would that mean that we could then use a HELOC to put a down payment using a conventional loan on property B for $150,000? Depending on our HELOC rate, would that basically increase the mortgage on our first home or would all payments stay the same?

How would this change if we used a FHA owner occupied loan? Can you get equity from property A before the owner occupied period is up?
