Great information Azeez. I do have some more questions I would love to run by you in the next few days, but I will do that via private message.  However, if I don't mind a little renovation, then wouldn't the markets with the highest median selling price like EAV and O4W be perfect if I can find a house way below market value then fix it up some and rent it out? That way I could get some equity in these to leverage for more properties?

Thanks for the response. I am looking to hold and rent.  The main neigborhoods I am looking at now are East Atlanta Village, Adair Park, Old Fourth Ward, and Grant Park due to the fact that these areas are in my price point and I believe they are on the rise, but I want some data to prove that before I just dive in.  I will most likely want to invest in Single Family, but would not be opposed to duplexes if the opportunity is right.

Are there any good online tools to help me analyze the neigboarhood markets in Atlanta, Ga? Also, does anyone know of any good real estate agents that would be willing to answer a few questions I have about investing in the area?

So, my wife and I recently moved to Atlanta, Georgia. She has a really good job that she expects to stay atleast >5 years. I, on the other hand, am looking for a new job in Atlanta as I am currently commuting back and forth from Macon, Ga on a regular basis. I am extremely interested in real estate investing, especially the HOLD strategy as a way to supplement income for now. I have done tons of research getting to the point I need to take action. My wife would love for us to go ahead and buy a forever home for us. However, I wanted to buy a house maybe a year at a time with us living in them and making renovations before renting them out and moving on to the next property. We have come to the conclusion that we will start with a forever home and then try to buy different properties that we never live in. The problem is $$$$. We have enough for a ~15% downpayment on a decent house, but that leaves us with not much. I would have ~3.5% to make another downpayment for my HOLD strategy, but that leaves me with nothing to do any sort of repairs. Besides waiting on more money, what are some cool investment/financing strategies that we could use to make both of our dreams happen? Also, are there any good online resources to gather neighborhood information about different locations in Atlanta? Any and all information is greatly appreciated.

Hi, my name is Paul. I signed up for this website to gain more knowledge about real estate investing as I am a young professional looking to figure out a way to have passive income later on in my life. I recently married my beautiful wife, Haley, and we are currently in an apartment with our 2 big dogs. We are looking to purchase a house soon and potentially renovate and hold until we can afford another house so that we can rent out the first one. I don't mind getting my hands dirty even though I don't have much experience with DIY work.  I would love any advice people have as I have been thinking about this for over a year, but am not sure how to begin besides reading lots of things on websites like this.
