This is a listing i have recently seen and want to jump on. It looks like a great deal on paper with the asking price of 175k and rents ranging from 550-700. But a couple things are making me to cautious to move on this. The properties have been on and off the market 2 or three times now in 170 days. And they are in a c class areas where every other house is a multi family. Another is how cheap the asking price is and how great the cash flow looks. There has to be a reason there investors in the area haven’t scooped this deal up by now, right? What am I missing? Are these things I should be worried about or am I overthinking this and could possibly miss out on some great cash flow if I don’t act soon.

This is the listing description. Word for word

( investor package deal! 3 multi family homes with a total of 11 units. All units are rental certified and all are leased through October 2019. This is a turn key investment with a great return and cash flow. Units have been maintained and updated when needed. Price includes address #1, address #2 address #3. Price is for all three properties as one package.

@Jarred Ross Hey Jarred, I to am a young investor at 22 years old in the Port Huron area. I just bought my first property last November. It was a duplex that I am currently house hacking. I plan to buy more rentals in the Port Huron area as soon as possible.

@Pavani Movva have you thought about st Clair county? Port Huron area? This is where I bought my first duplex. Great market for a great price. Let me know if you have any questions. I’ll be glad to help with what experience I have in this area.

I purchased my first property in Port Huron st Clair county Mi last year. My wife and I plan on purchasing more in this area as soon as possible. The property was a duplex that we are currently house hacking. We would love to meet/chat with other investors/house hackers in our area (st Clair county mi) or other areas in the state.

Hey man I was going through the same thing as you in high school. I felt like I was wasting precious time, sitting in class when I could be out learning about life and making money. I had everybody telling me not to and that I will regret it and I’ll be a loser. I didn’t listen any of them. I dropped out in the 10th grade and went to work for a masonry GC. I busted my a$& at work as a laborer making great money for a teenager.15-22 and hour and over a couple year period until I became an apprentice, then journeyman bricklayer. Now I’m 22 yo and I make 28 an hour with full benefits because I learned a trade and went against conventional ways. I have 0 dollars invested in school and I had a huge head start on life due to dropping out. I was able to buy my first cash flowing duplex at 21 with money I saved, married and started a beautiful family with a wife that dose not work and gets to stay home with the kids. It may sound bad to some but dropping out and taking life head on was an amazing decision. It can put you ahead if your a hard worker and stand out from the rest or it can set you back if your lazy and unmotivated. I was able to achieve and learn so much in those 2 years about life and money. Schools not for everyone, especially for guys like us and time is the most valuable thing we have. Because of this decision I believe I will be retired by 30 As I continue to invest save and educate more and more about things that will affect me and my family for the best and help us grow in health and wealth
