Many of our clients are investing in DFW.  In the average neighborhood cash flow percentages are low for the first year or two, then you'll see that grow.  However if you push into south Dallas you may find higher cash flow, which may or may not come with more problematic tenants. 

The average investor here see a good appreciation along side cash flow.  As your appreciation grows, rental rates grow, the investment here will grow organically over years.

Hi @Adam Ward

Sound like you have a good plan, and I can confirm the market is cooling a little for single family purchases.  However this is usual for the time of year, and happens every year.  For investments, the market continues to be hot, especially if the deal makes sense.

@Akshay Vig Tourism in Dallas is alive, yet it's not really a tourist destination.  However there are many other reasons that bring in many visitors for your term questions.   As for tenants, its really a great rental market, as there is a large community of students, young professionals, families, that rent.  I would say A- better than B Class tenants for sure.

I mover from Rochester NY to Dallas.   

Dallas has a lot to offer for you, under $250K for multifamily will be tough.  Although as for you population and job growth DFW is doing that exponentially.
