Hi Juan,

I am a local Broker in DFW.  We have 4 new builds in Lindale TX, that seem to be just sitting as well.

We were able to move one new build in Winona.  Bt that took almost a year. 


I have new builds in Dallas as well, that move a litttle faster, yet still pretty slow. 

I feel the Greater tyler area is slow because population is not as explosive as DFW.  Our sellers in Lindale and Dallas have decided to pull the listing to refi them.  We keep some marketing going, and will re launch the new listings after the refi. 


Another detail, the fall is always slow, and with the holidays around the corner, expect December to be a stand still.   Better off pulling the listings for a refi in December, and coming back on the market in January.


Hopefully you get these sold!

I am from Western NY, and am now a broker here in DFW. 

When I left western NY I had about 10 rentals, over the years I sold them off as it was hard to keep or find a good management Company. 


Challenges were Management, quality of tenants, and maintenance costs.   Winter in Western NY is brutal, so over the years it hits your roof and exterior hard, including and interior wear n tear from the boots on the ground... 

I moved to keeping it closer to home(Texas) and its a bit nicer for me.

Hi, We help many investors look into these cities for rentals. As for finding tenants, there has been no issues, plenty of renters have been moving to the area. You can get a market value for the rental, the only reason you'd have to lower your price would be that you are asking too much. All of those cities have good reasons to have SFR, just know cash flow may be limited at first, with appreciation to be really good.

Finding a broker to work for can be tedious.  Whenever I found myself looking for a new broker, I called ones that seem to be working with properties/clients that I like to work with.  Take meetings with them, ask them a lot of questions.  Find out the split, services, systems, and support being offered. There are plenty of great companies, and most just want to add agents to their roster.

I am a broker with my own Company, we work with a lot of investors.

Any Online tool will get the job done.  I have used Kaplan To get my broker license, I have heard good things about Champion and, The CE shop, 

Are you getting your license to work as an agent?  Or for investing needs?

Texas is very landlord friendly, and doing great for OOS investors with  a healthy mix of appreciation and cash flow.

It's not necessary to have a license to invest in real estate.  There are few ways it can help you, and that involves working as an agent and selling properties for others, while you invest on your own.  Really if you don't plan on working as an agent it may not be worth it.    I have a brokers license in multiple states and work as a broker.  However my license does't always do me any good when investing.

It sounds like you may need to hire an appraiser or floor plan company measure the property.  Then you will have an the square footage you need, and a floor plan to use as disclosure of source.
