OOS investing: TX, NC or OH?

Hi, I'm a newbie RE investor looking for OOS investing of SFH or multiplex for rental. I'm trying to nail down the focus area and strategy for my 1st investment. I was wondering if any of the experts in the forum can shed some lights on the landlord friendly states to invest in 2022. Thanks in advance for the advises.
