Well, Things are looking up. My realtor finally got ahold of the LA and she said shes been so busy she never got his message because shes been focused on another property. That's not a bad thing I suppose. He went over the list I requested with her and said it didn't sound unreasonable to request from the owner. This may have bought me a few more days to get the LLC together! I'm really not trying to blow this. Ive gotten the comps for the area for rent and it is $200 higher than anything around but maybe its because these have the well to do granite counters and stained floors. They didn't cut corners whenever they built them. Yall are right I don't have all the cash or the mortgage bank rolled experience but I do have determination to try to get this deal done! I have an appointment to walk through the remaining units within the next 2 days!

@Jeff Greenberg yeah I can kinda see that. She hasn't asked for proof of funds yet My agent knows what I have in assets and liquidity but the LLC wont be complete till this week in order for me to show proof of funds through a business account. Plus that's the thing, I cant get anything out of them other than the listing.... when I was walking one of the units I ran into a renter and talked about how much they were paying rent but other than that its been a brick wall....

@Jeff Greenberg no offense taken. I am a very in experienced investor. In fact this would be my first deal. The list I compiled was taken from one of Brandons books I read. The list consisted of :sellers disclosure, sellers tax returns, current leases, current rent roll, tenant estoppal certificates, recent or current maintenance on property, and current year tax bill. Like I said I am very fresh. I hope I didn't come off overly demanding but they do know I'm interested in the single duplex but wanna try to deal for all. The property and all structures associated is less than 10 years old so everything was bought new when built. Thanks for all your input!

I can understand that. I am working with an agent that does know my prequel info but I will not have anything prepared and ready until this coming week. I'm trying to purchase through an LLC that will be completed this coming week. I already walked through the one unit that was listed. it seemed like a promising investment but trying to get all for a better deal, the cash flow would be over 4k a month and brings opportunity for more investments. I cant let this pass me by.

So here the time has come to make a move and start investing in real estate. Myself, the wife, and my realtor have been on the hunt and found a duplex that is in our budget and would definitely create cash flow. In the listing it also says there are 4 more available. That would equal 5 Duplexes 10 units and create massive cash flow. but I sent my list of information I would need about the property and leases and now the listing agent wont respond to my realtors messages or calls. I'm stuck. This is our first step into investing. It seems we cant make headway! Where do I go from here?

Hi, my name is Paul. I'm currently on my way home from a deployment in the middle east and while I was here I started researching my passion which is real estate investing. I'm 27 years old with a wife and child and have our own house. My wife and I have decided to venture into our passion and make some passive income and want to eventually make it our primary income as our end goal. I have been doing tons of research and book reading. I came across Bigger pockets and love what it has to offer. I'm wanting to find out if there is any one out there who would be willing to meet for coffee or lunch some time and enlighten me with there wisdom, experience and build a friendship along the way. Also trying to find out if there is a local real estate club in the area that I could join and expand my knowledge!

Hello there, ive been on deployment and shortly returning home. While being here in my spare time ive read several books on investing and it has sparked my interest tremendously! Whenever I return home my wife and I are planning on buying our first rental in our local area. Biloxi,MS.
