Welcome to Bigger Pockets.  This is a great place to start your quest for learning all things real estate.  I am fairly new also and have already learned quite a but just by reading everything in the forum.  Get involved and ask all the question you have.  There is always someone and most the time many people who will answer you.  There are Pods to listen to along with webinars etc.  Glad you found us and good luck in your new ventures.  I have only been an investor for about 6 or 7 weeks and just bought my first flip today.  Don't know if you are flipping or holding and renting.  I will tell you that of you are buying to flip and sell, be patient.  You will out in many offers before you land One but keep trying and you will get one.  If you are investing to hold and rent, to me that is a much better market right now.  Either way, read everything regarding real estate that you can get your hands on.  Again Saquesha, welcome.

Hi Brad.  Welcome to BP.  I am also a new Investor here in Florida and have found BP to be a great place to learn.  Get the books they recommend and listen to everything they have to offer.  They are great at answering any questions you have.  Good luck to you.

Per my husband who is a certified A/C contractor in Florida, the average life span of an a/c system is 15 years but the price totally depends on the size of the unit.  For instance a 2 ton system would be about $2500 for a straight cool or $3,000 for a heat pump where a 5 ton straight cool would be about $3600 and a heat pump about $4,000.  You can figure out from those two approximately what the 3 & 4 ton straight cools and heat pumps would be.  Hope this helps a little.

I Have a 3/2 home in Central Florida that I just had remodeled (bamboo floors, new kitchen cabinets and granite counter tops, new bathrooms and every room painted).  Nothing was too of the line, just average finished and it still cost between $25,000 to $30,000 so I would definitely say NO, you Could not build a house from scratch for $50,000.  Possibly the shell with your electric and plumbing put in.

How do you find these Zombie properties?  Do you deal straight with the bank, a realtor or who exactly?

Peggy, welcome to Bigger Pockets.  My husband and I are also brand new investors here in central Florida.  I can tell you from just being on this site for a couple of weeks, it's loaded with a wealth of information and whenever I have had a question (which I still have a million), someone has given me the answer.  More then not, several people answer so ask away and spend time reading what members are talking about and you will see for yourself how helpful this site really is.  Welcome again!
