A tenant has,in writing, agreed to renewing the lease and to it's terms but hasn't signed the actual lease renewal yet.How far in advance of the current lease expiring should the signed new lease be received?

David A,I don't need the income right now.I think the area I'm buying into shows great promise and long term potential. The area has positive population growth and is in strong demand.I'm letting someone else pay off the mortgage and I'm collecting the tax benefits while being patient.

1-4% of $125k.Good ideas.Thx

The area I'm looking to buy has solid population growth and is a middle class town 30 minutes outside NYC.I could go for higher returns by going into less desirable areas in a nearby city but am not sure I have the stomach for it.

Thanks for your response,Joe.Am asking from the perspective of a buyer.Am looking at some rental properties to buy and there's not much cash flow available as I work out the numbers. So am wondering what other characteristics you would look for if there's not much cash flow. Thanks

For rental properties generating 1-4% income yearly, what are the main characteristics you look for prior to investing?

Thank you Filipe, Michael, and Tracy.Great ideas and very helpful.

Thank you,Brandon.I was thinking the same thing myself for the extra protections you mention though was surprised to see the lease already filled out and sent to me.Sounds like solid advice.Appreciate it!

Am leasing out my first property and a real estate agent for the tenant came up with the lease and had the tenant sign off on it.Am yet to sign.Doesn't the owner or landlord normally create the lease or are they mostly standard?

Thanks,Paul and Bill!
