Ohh, gotcha! If you are up for a road trip there are real estate meetups in St. Louis and Springfield---this may be the best way to rub  elbows with other like minded investors; perhaps they know folks in your area:)

Hey Juan, welcome to the neighborhood! I joined recently and am just digging more into post from other members. Are you currently a home owner? I didn't have much capital when I got started so I can throw a few ideas your way as far as buy an holds (rental props). If you own a home you could look into a HELOC (home equity line of credit). This allows you to pull money out of your house. If you play cards right you could use this as a revolving credit to buy houses to rehab or put into a rental property. If you don't own a home perhaps using an FHA to get into a property could be a first step...need only 3.5% down. You could then rent out rooms to start building some capital.

Hey Joel, awesome that you are stepping into the real estate world! You are on the right track so far. You might try googling local real estate meetups if you'd like to connect with other investors. This site is by far my favorite and the podcast are priceless! What lingo are you still needing to understand?

Hey Matthew! Welcome to the wonderful world of Wonka...I mean, Real Estate Investing! You are in the best spot here at BP! Listen to the podcasts (the one they posted this week with the lady who has 35 units and started off on a $20k/yr living wage with two kids is amazing!) You might also google local real estate meetup groups in ATL; surround yourself with other like minded folks. Are you currently a home owner? I got my start by using my FHA loan (3.5% down payment) to buy myself a condo after college. I rented out a room and even Airbnb'd my room in order to pay off student loans and save money for another property. There are many ways to start your journey...the question is what are your specific goals?

Hey Nick, I have worked with Texcen Realty for a few years and they have been great! Amy Monzingo is my property manager and she has been navigating some crazy  seas on my behalf over in SA. Think you can just google them. Their rates are very, very competitive!

Hey Brittany, great question! I am sure many investors who are looking to take their first steps feel the same way you do...I did! I think you are on the right track and the question of how much you should "invest" to be on that track is very much appropriate. There are many groups and "gurus' out there that will give you some solid information (sometimes not). Since you are taking your first steps have you and your brother looked into local Real Estate meetups? Not sure where you are located, but you might do a search on local real estate meetups and see what local real estate groups are available to you. Many of these groups are new or seasoned investors who know just as much as these $50k program 'gurus." If you are wanting to invest $500 or so, you might look into LifeStyles Unlimited. I went to a few of these group meetings and they seemed pretty legit; they do have a membership of like $500-$750. I think they do have other tiers you can join (for thousands and thousands of $). I will say many of the people I came across in the paid groups like Lifestyles were the same people going to the free meetups. You may be able to apprentice or shadow someone in the free real estate groups so you won't need to invest thousands and thousands of dollars:) Hope this helps!
