You should definitely jump in. I transitioned to wholesaling this year and it took me about 8 months and about $2,000 in marketing to get my first deal from it.

In our market everyone is talking to the same people (there is a limited amount of data (I.e. high equity/absentee owners) and a lot of wholesalers)). So it comes down to consistency and likability. You got this man go for it. Start with YouTube videos if you have the time. If you have money but not a lot of time pay a mentor to teach you the game.

Is there anyone actively doing flips on the central coast? I have some motivated sellers in the pipeline in Santa Maria. I no longer live in the area and I’m not quite comfortable taking on a flip and managing the crew remotely. Has anyone done flips out there?

On point. You nailed it. You should write a book on this topic. Perhaps start an online course? What exact glasses to look for? Do we ask the people if they are prescription? Or can we just assume based on the shape and style? And the facial hair is another important factor that is over looked. The hipsters always have some but so does my uncle jimmy and he doesn’t live in an up and coming area.

@Shawn Ackerman is right man. With no money you can get a list of properties that are distressed in your county (I.e. code violation) .

Pay 18cents per address to skip trace (get phone numbers)

Call everyone on that list asking if they are interested in an offer on their property. Sense for motivation. No motivation. Next person. Do this until you find a deal then lock it up and wholesale it to one of the investors you met at the meet ups you were going to.

The key is to TALK TO PEOPLE (TTP)

Google Brent Daniels he teaches how to wholesale using this method.

Also worth noting is the local economy and potential employers at each campus. Cal Poly SLO is on the central coast. There are only a handful of internships you can get at the few engineering/construction companies while you are in school. Many students there don't have internships during the year. At UW you have access to all the companies and municipalities in the Seattle area. There are un-limited opportunities for you to gain experience while you are in school at UW. At Cal Poly you will be capped.

@RJ Haugen I'm so glad I found this post. I was in your EXACT shoes a few years ago. I was deciding between University of Oregon and Cal Poly Pomona for civil engineering (I grew up near Cal Poly SLO). Choosing Cal Poly Pomona was by far the better decision. I was able to pay my final year of school completely out of pocket from the money I made from internships. Once I graduated I went into construction management and saved up enough money after a year of working to buy my own house. That would not have been possible if I had gone out of state and accrued 100k in debt (I graduated with about 20k in debt from Cal Poly). UW is a dope school. Bigger than Cal Poly SLO. You will have the full on college experience there so don't feel like you are missing out at all.
