This is great info, thanks guys!  I've heard opposing opinions on the idea of having the RE license as an investor.  I think it's absolutely valuable if you (or someone on your team) have it, the big question is, is it worth the time and money to get it yourself or should you just use an agent and start investing?

I'd love to hear some more opinions on how willing agents are to working with investors.  As I see it, they have the potential for a repeat customer, which is awesome.  But they also have the risk of needing to do a LOT of work before closing a single sale.

Hi Jonathan,

I generally agree with the advice above.  I would wait to buy in Richmond until you get a feel for where you want to be.  From my Richmond experiences in the last few years, you may want to live somewhere differently now, while you're still in your early twenties, than you would want to in a few years.  If you need any advice on the Richmond neighborhoods, let me know.

As for the Charlotte property, I think it's a great idea to keep as a rental, as long as you're being careful.  It sounds like you're currently living with people there, and from experience I can say it was pretty nice to be able to rent to friends, or at least people that you already know and trust not to trash the place.  The bigger question will become when they're ready to move out, do you want to hire a property manager or sell at that point.  If you can get them on a lease for a period of time, then you can make that decision down the road.

If your company won't liquidate your relocation costs, another option to consider asking about would be to delay your relocation costs, saying that you want to rent for a while first, before you decide where to buy.

@Krista Dodson, thanks for the advice!  I'm definitely trying to make sure that I don't jump into something that I don't understand, but I'm also trying to avoid the analysis paralysis and never getting started as a result.  I think there is a lot of merit in what you've done, taking the leap and using your first deal as a learning opportunity.  So congratulations on that!
