I am looking to buy a multifamily home. I want to use it to rent, and if i use a FHA, I will need to live in one, which I don't wanna do. What is the best way to go about getting money for a buy like this?

@Andrew Postell that deff makes sense. The lender I have spoken to wants 20% down. What’s the best way to find a lender that charges less down payment?

@Andrew Postell I am looking at both mls, wholesaler, and off market. Some of the loans for offmarket properties require a larger down payment, maybe 20% or so. I am looking into how to bridge to gap between what I have for down payment and what is require for those hard money loans for down payment

I am looking to buy my first multi family house. I have enough for most bank loans, but some deals that cross my plate require more of a down payment. What is the best way to gap the bridge for those deals that won’t accept a bank loan. I believe they won’t because of the longer closing time.

I have a few options, and I think if I do a deal with the seller he would open up and give me more deals. I want one of his bigger places, but first I think I need to buy a smaller single home from him. He has one that would go for about 375 that needs a month worth of work. What’s the best way to get funding to buy and do this project and then resell it? None of his properties are listed on mls.
