@Rick Pozos what is the typical rate on the short term seller finance? Does it benefit this way becuSe I can then use the rents at a later time as income?

I am currently looking for something like a duplex in the delaware county chester county area of pennsylvania. Through my searching ive recently found a 13 unit apartment building that i think could be pretty profitable. I don't have the fund for something like this, and it is being sold by the owner. I don't wanna miss out on making a deal that could be worth so much. Any advise on how to go about moving forward to this, am currently pre approved for a mortgage, but no where near the price they're asking. Have a decent cash reserve as well.
