Down payment for loans

I am looking to buy my first multi family house. I have enough for most bank loans, but some deals that cross my plate require more of a down payment. What is the best way to gap the bridge for those deals that won’t accept a bank loan. I believe they won’t because of the longer closing time.

@Patrick Brodeur maybe try posting in the PA state forum.  Bigger Pockets has good state forums here.  If you know what you need and know where you need it, the state forums are great and getting some good locals to suggest things for us.  Try there and see what you get. Good luck!
