I'm interviewing two loan officers this week and in a similar situation, both came highly recommended. I'm pre-qualified by my national bank at the moment, but I prefer to build a long term relationship with someone in my market area since I plan to buy several properties there.

In addition to the information above, I asked them about their ability and experience with lending beyond the first 4 loans, if they work with private investors who might have funds for short-term opportunities and other outside of the norm situations.

Since I also plan to buy-hold some properties for the long term, I asked them about their seasoning requirements for income producing properties.

I was plesantly suprized by their answers.

Imad,

Welcome to the forum! The Montgomery market does seem like it has some great opportunities. Best of luck on your endeavors and you've definitely come to a great place to learn!

You may want to look up @Joe Sillaman on here as well. He was in Montgomery at one time and owns a rental property there.

For a slightly different perspective I really liked reading Sell with Soul by Jennifer Allan. Not your typical "get out there and cold call" message, more about building trust and networks that pay off in the long run.

Allison,
Great to have more folks on BP who are active in the Asheville area!
I'm an out-of-state buy-hold focused investor in the processes of putting together my Asheville team and getting some deals started. I'm actually traveling out there next week to meet with several folks and dig into more details.
Good luck on your research and learning. And don't hesitate to take Mary up on her offer to chat, she's fantastic!

Welcome to the forum,
Pat

I've talked with a couple over the phone and via e-mail over the past few months and have an in person meeting set up with one of them next week. Will let you know how that goes.

My research so far:

- Contacted Whitney Commercial since they have all the recommended certifications and seemed to be the most professional, but they only do commercial. They did however recommend The Bayshore Company.

- Contacted Grey Beard, no response.

- Had several conversations with a individual RE Agent & PM, but I wasn't crazy about our communication or his answers and although I requested it, I never did get to see a copy of his management agreement.

- Heard from another local investor not to use Phoenix, so I skipped them.

- Talked with Pam, the owner of The Bayshore Company and reviewed their management agreement. I was overall very impressed with her answers during our 40minute or so call. I had her talk me through marketing, screening, repairs & maintenance, eviction, and other scenarios, and all of the answers she gave matched my expectations. I set up a meeting with her next week and need to follow up with checking references.

- Also had a recommendation from a trusted local investor for Steve at Yonder NC, but his advertised property portfolio didn't match my intended price range so I didn't pursue that lead.

So, no actual experience using one yet, but will keep the thread updated with my research.

Thanks,

Pat

Post: Questions for an Attorney/Lawyer?

@Lucas Pfaff

I'm also just starting to look for one. After reading through some of the threads here I decided to email a couple attorney's and described the types of services I was looking for them to provide and then followed that up with some initial questions I asked of them about their ability and experience in providing those services:

Could you tell me a little about how you or your firm deals with the types of services requested above?
How are your fees structured and what might typical costs be related to some of the tasks above?
Do you currently hold any real-estate investments? If so what types of properties are you invested in?
How many RE Investor clients do you currently work with?
Are you able to provide references for clients who have had similar needs to what I described?

For me, and for the types of general advice and representation I'm looking for, I figured this was a pretty good start for me to compare a few different potential attorneys.

@Jeremiah Satterfield , welcome to BP! I'm not in western NC yet but plan to come out on a fact finding trip this year and move there next summer. Always great to see folks from Asheville on here!
