You "Need" a socket set and a bit set. I recommend keeping an eye on the tool section of your local craigslist. There are good deals to be had.

I got the best deal many years ago when I was working at Home Depot. $20 for a 80+ piece socket/bit set in a nice carrying case. You can't beat that. I use it all the time.

I enjoy their podcast. There advertisements are sometimes a bit much. But they cover a lot of topics and get you thinking about different things. They cover all aspects of the real estate market.

I also like their trivia questions. Well I did, I use to write in the answer every week. Then they told me that I won an autographed copy of their book! Yay! But I never received the book. I emailed them after a while to enquire about it. But no response and still no book. Boo

I have a can of genuine Goof Off on my desk. I lent it to my cubicle neighbor because when he went on vacation I plastered 2230 stickers over his cube. It worked great to remove the residue.

I suggest you and other Baltimore members set a keyword alert for "Baltimore." That way if we want to get together or their is some event announced this is a way to communicate to the group.

I am not an expert in this catagory, but I would really think that a graffitti removal product would get overspray off of a concrete floor pretty easily. Perhaps it's difficult to remove because it's been on for a long time?

If you are on good terms with the previous tentant, I would explain the situation, give him an oppurtunity to try and clean it. If it doesn't come off, then take a reasonable amount off the security deposit for the devaluation of the floor. I wouldn't paint the concrete unless prospective tenants actually complained. I wouldn't expect complaints unless it's a high end unit.

a couple comments on the mortgage calculater.

The Loan amount, Loan Period, and interest rate all have an * next to them, as if a note is going to be on the bottom of the page to give further detail. However I don't see any note. (maybe I missed it)

It would be preference, but my first choice would be to have a total loan and downpayment field, rather than one field for loan amount. It's the same thing as is, but if it may be useful to see the total loan amount and down payment if printed for a report.

I love amorization tables!

I haven't attended the REIA meetings yet. From my understanding there are two local groups. I hope to attend the next one, but have been pretty lax at looking into it. The names of the two groups are buried in my emails somewhere. Maybe Christina R. can answer that?

Anywould would love you to pieces if you continued to pay them $800 a month to live in a severly damaged $50k property without making them fix it. I would literally bake you cookies once a week.

Looks like Indiana might be a good state to invest in some tax liens! Like Ned said, if you invest $3,000 on a property that needs to be completely gutted and rehabbed, you stand a better chance of foreclosing on that property than if you invest $3,000 on a huge mansion.
